Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Arrived to do a performance maintenance. Set system for cooling. Measured the systems static pressure measured a temperature split between return and supply air. Went outside and verified refrigerant levels. Verified operation of all electronic and mechanical components. Rinsed coil free of debris. Went back inside and checked interior of the furnace for cleanliness. Spoke with homeowner about the system. With homeowners approval installed a condensation safety switch. Air conditioning system is operational at this time.

Upon arrival performed 5 start greeting and asked permission to bring up any concerns, then performed whole home inspection walk through with field supervisor. Issues noticed: Basement: Expansion tank for water heater, (13 y/o) recommend water heater replace. Shut off for water heater Water line spot repair for corroded water line leading to water heater and hard pipe where flex hose is. Main entry valve handle is broke and won’t turn. Water Pressure: 90psi recommend PRV recommended. First Floor: Shut offs under kitchen sink hot side turned on and struggled turning off, cold side would not turn. Shut offs in master bath would not turn off total 4 Second floor: Recently remodeled, all shut offs and faucets are working properly. Customer denied water quality test, due to having Culigan whole home water filtration system.

Went for a maintenance call today. All electrical components are passing for manufacture specifications. Refrigerant levels are passing. Static is passing for system. Customer called stating AC froze up two nights ago. Arrived and assessed system, refrigerant charge appeared to be low. Verified proper blower speeds, found that blower was not calibrated to size of AC equipment. Calibrated blower to proper CFM for equipment and rechecked refrigerant. Charge was still low so a leak search was performed with micro bubbles. Found that suction service port schrader core was bleeding pressure after system turned off and would leak until pressure in line dropped to a point it would hold, I suspect it’s been doing this since install. Replaced schrader core in both service ports, vacuumed system and set charge to manufacturer specifications. Monitored system operating for 20-30 minutes to ensure pressures were good and metering device was operating properly, charge is good.
